There are a couple of important items to keep in mind when taking an Office Exclusive listing within the Bright MLS area. As per Bright MLS:
All listings must be submitted to Bright within two days of the effective date of the listing contract. In some cases, a seller or landlord may instruct their broker not to have their listing distributed by the MLS, which is known in that instance as an “Office Exclusive.”
Office Exclusive listings can now be entered and managed through Bright Listing Management. through Bright Listing Management. More importantly , this is now the only way to enter and submit your Office Exclusive listings, replacing the former method of submitting an Office Exclusive Certification form to the Accuracy & Policy Team through Account & Settings.
Please note: Only certain required fields will be required for Office Exclusive listings.
When taking an Office Exclusive listing, the "Limited Marketing Office Exclusive" form MUST be submitted with the listing. The form may be found HERE
Marketing of the Property
The rules for marketing are no different than any other listing as outlined in the Bright MLS Rules 1.6.4 i.4
The listing may be publicly marketed even if not disseminated by Bright. Note that if the seller permits public marketing, the seller may instead prefer to have Bright disseminate the property to other subscribers (Coming Soon or Active status with “Internet No” selected).
Public marketing includes flyers, displays in windows, yard signs, digital marketing on public-facing websites, brokerage website displays, digital communications (e.g., email blasts), multi-brokerage listing sharing networks, and applications available to the general public.
